THE NEXT ONE IS SPECIAL EXCEPTION FOR -- TO EXCEED THE PARKING MAXIMUM FOR A MEDICAL OFFICE ZONE C, THAT WAS APPROVED BY CITY COUNCIL 70 APPROVAL. THE NEXT ITEM IS A SPECIAL EXCEPTION FOR ALTERNATIVE PAVING SERVICE FOR BECKLEY OIL. COUNCIL APPROVED IT. AND PNC RECOMMENDED APPROVAL 60.
AT THE NOVEMBER 12 COUNCIL MEETING THE SUP FOR LOVES TRUCK STOP WAS CONTINUED UNTIL THE DECEMBER 10 COUNCIL MEETING .
AT THIS TIME WE ARE THINKING THAT THEY WILL WITHDRAW PZ HAD RECOMMENDED DENIAL. THERE WAS A SUP FOR A TRUCK TERMINAL FACILITY ON HIGHWAY 287. THAT WAS FOR PROPERTY ZONED LIGHT INDUSTRIAL AND COUNCIL APPROVED THAT 7-0 AS PRESENTED. THERE IS A ZONING CHANGE FOR GENERAL AND PROFESSIONAL USES. THESE ARE THE FIVE LOTS ON THE SOUTH SIDE 1387. IT MEETS SEVERAL STRATEGIES, BUT IT ALSO MEETS A STRATEGY THAT WHEN YOU HAVE A HORIZONTAL MIXED USE THAT YOU HAVE SURFACES WITHIN A QUARTER-MILE OF RESIDENCES. THE ADJACENT PROPERTIES -- REALLY, IT IS SURROUNDED BY VACANT TRACTS OF REGIONAL MODULES THAT ARE ZONED FOR COMMERCIAL RETAIL, BUT TO THE SOUTH AND EAST THERE ARE HOUSES THAT ARE GOING UP AND ON THE EAST SIDE -- ON THE NORTHEAST SIDE OF 287 THAT PROPERTY IS ALSO ZONED 564, PLANNED DEVELOPMENT. AND IT IS DESIGNATED FOR MEDIUM DENSITY RESIDENTIAL USES.

WE ARE WANTING THEM TO MAKE SURE, ENSURE THAT THE MOVEMENTS WERE AS SAFE AS POSSIBLE SO STAFF MET WITH THE APPLICANT AND TECH STOP AND MADE A PLAN TO RESTRICT NORTH BOUND LEFT TURN TRAFFIC ONTO MILLER ROAD. THERE WILL BE THE CONCRETE RAISED ISLAND TO PROTECT THE LANES AND THE EXISTING U-TURN AND ACCELERATION LANE AND LEFT TURN SIGN WARNING. SO THE APPLICANT IS HERE. HE IS A TRAFFIC ENGINEER AND HE CAN ANSWER ANY ADDITIONAL QUESTIONS ON THAT.
THE LANDSCAPE PLAN, THEY MEET OR EXCEED IT ON ALL LEVELS.
THEY ARE ASKING FOR 25% OVER THE MAXIMUM ALLOWABLE PARKING AND THEY ARE PROVIDING FOR EV CHARGING STATIONS AS AN AMENITY TO THE SITE. 16 LETTERS WERE MAILED TO ADJACENT PROPERTY OWNERS WITHIN 200 FEET AND WE HAVE NOT RECEIVED ANY CORRESPONDENCE.
