I JUST WANTED TO GIVE A SHOUT OUT TO ALL THE DOWNTOWN BUSINESSES AND DEVELOPMENT THAT IS BEEN TAKING PLACE.. WE WENT TO FIRE AND SPICE AND THE PLACE WAS PACKED AND THERE WERE TONS OF PEOPLE THERE WITH DIFFERENT GROUPS. WE ACTUALLY WALKED, BELIEVE IT OR NOT, YOU CAN DO DOWNTOWN PRETTY WELL. WE WALKED DOWN TO THE SOFT OPENING OF THE BREWERY , AND THAT WAS KIND OF THE SAME THING. A REALLY COOL ATMOSPHERE . PEOPLE LEAVING THERE AND GOING TO THE DESSERT BAR AND COMING FROM TWISTED SISTER AND PEN AND PAPER AND ALL THE PLACES DOWNTOWN. I HAD AN OPPORTUNITY TO BE OUT THERE ON A FRIDAY NIGHT, OF ALL NIGHTS, AND IT WAS -- I REMEMBER WHEN WE MOVED HERE ABOUT 10 YEARS AGO TO FIND SOMETHING TO DO ON A FRIDAY NIGHT THERE MAY HAVE BEEN A COUPLE OF RESTAURANTS TO GO TO AND THEN YOU WOULD GO HOME BUT NOW THERE'S A LOT GOING ON. IT'S THE FIRST TIME WE'VE DONE ONE. THIS IS THE FIRST AGREEMENT WE'VE HAD TO DO WITH TXDOT. WE RECEIVED A PERMIT FROM TXDOT TO DO THE PROJECT AND THEN WE HAD ALREADY BEEN OUT TO BID WITH THE PROJECT AND AS A CONDITION WHEN YOU GO THROUGH AND ONE OF THE THINGS WE ARE WORKING ON IS THERE'S A FEE THAT TXDOT HAS IN HERE FOR OVER $80,000 THAT'S PAYABLE TO THEM BY THE CITY.
WE'VE NOT ONLY PAID FOR ALL THE DESIGN SERVICES AND PAY FOR ALL THE CONSTRUCTION BUT TXDOT HAS A FEE. IN THE PAST WE'VE BEEN FORTUNATE THAT THEY'VE WAIVED THIS FEE AND OTHER AGREEMENTS THAT WE'VE HAD BASED ON THE FACT WE ARE DOING THE IMPROVEMENTS. WE ARE CONNECT CONTINUE TO MAKE A RUN ITEM. THE PROBLEM WE HAVE IS THE NEXT ITEM COMING BEFORE YOU HAVE A CERTAIN AMOUNT OF TIME WE HAVE TOWARD THAT PROJECT OR IT WILL NEED TO BE REJECTED AND REBID OR THE PROJECT NOT ACTUALLY OCCURRING.

YOU WILL SEE THAT YOU GAVE US AN AMOUNT OF MONEY BUT THE ECONOMY IS SCALE. WE PUT THE BUDGET TOGETHER WE WERE USING MEMBERS THAT WE WERE FAMILIAR WITH. SO HAVING THIS AMOUNT OF WORK , WE RECEIVED EIGHT BIDDERS AND IT CAME IN LOWER. IT DOESN'T MEAN THE QUALITY OF WORK IS SLOWER. WE WILL USE THE SAME CONTRACTOR AND THEY STAND BY THEIR WORK. WITH THAT BEING SAID, THE AMOUNT NOT TO EXCEED IS 4.5 BUT THE MONEY IS LEFT OVER I DON'T LIKE LEAVING MONEY ON THE TABLE. THE PROJECT WILL INCLUDE NEW SIGNS AND FRESHEN UP THE ROADS. BUT ANYTHING LEFT OVER WE WILL COME BACK TO EXPAND THAT AMOUNT. ONE THING WE LISTENED TO FROM THE RECENT PROJECTS IS SOMETIMES WE DON'T LEVEL OUT THE DRIVEWAYS.
